Retail renovations begin on industrial buildings in Kakaako

Construction is slated to start by the end of the month renovating a cluster of old industrial buildings in Kakaako and adding a new six-story parking garage to create a retail and restaurant complex dubbed SALT.

Landowner and developer Kamehameha Schools announced the timetable for the project Monday, and said construction should be done by the end of next year.

When complete, SALT will provide 76,000 square feet of space for 35 to 50 retail and restaurant tenants around a 267-stall parking garage.

Some renovation work has already been done on pieces of the block bordered by Ala Moana Boulevard and Coral, Keawe and Auahi streets. The major overhaul requires that a few tenants relocate to vacant spaces along Auahi.

Other tenants on the block will continue operating without interruption, including Hank's Haute Dogs, Highway Inn, Bevy, Paiko, Insomnia Cafe, ZenBanx, Sprint, Starbucks, Lanikai Juice and Illest.

Kamehameha Schools said it plans to reuse parts of the existing buildings, including Quonset roofs, to make the block a "beautifully gritty shopping and dining experience that can only exist in urban Honolulu."

Some elements at SALT will include an existing surface parking area converted to an open plaza with a splash-and-play water feature, outdoor seating and wall plants.

That place is very hip no doubt, but what happens when the rent goes up? Unless Kamehameha Schools subsidize the rents or pick and choose more local retailers I would think higher paying rent would go to "less hip" stores. Starbucks is already over there, can any other retailer pay more rent than McDonalds or Starbucks? Ultimately Kakaako will be decided by the public. Every dollar we spend is a vote. Please vote wisely Hawaii.
