An affordable-housing developer celebrated the completion of $2.4 million in improvements to 44 affordable rental apartments in Wahiawa for seniors this week.
The work on Whitmore Circle Apartments is one of several affordable-housing renovation projects by Vitus Group Inc.
Vitus bought the Wahiawa apartment complex last year in part to preserve terms that limit occupancy to elderly and disabled tenants who earn no more than 50 percent of Honolulu’s median income. The restriction runs 61 years.
The developer also made improvements that included interior upgrades, an expanded community center and the addition of gazebos, photovoltaic panels, Energy Star appliances and low-flow plumbing fixtures.
Financing assistance was provided through a federal rental assistance program and state low-income housing tax credits.
Vitus said Whitmore Circle Apartments was at risk of being converted to market-rate condominiums.
The Seattle-based company owns more than 7,000 affordable-housing units in 14 states and has several projects in Hawaii, which include Kekaha Plantation Elderly Housing on Kauai, Lokahi Apartments on Hawaii island and Kahuku Elderly Hauoli Hale on Oahu. The company also is involved in renovation and development work at the Towers of Kuhio Park, formerly known as Kuhio Park Terrace.
