Maui home prices moved up moderately in March on mostly strong sales volume, according to data released Friday by the Realtors Association of Maui.
The median price for single-family houses sold last month was $627,500. That was up 6 percent from $590,500 in the same month last year.
The increase was based on 84 sales, which was up 20 percent from 70 sales in the year-ago period.
Most of the sales were concentrated in Central Maui, where there were 19 homes sold for a median $465,918 last month. A year earlier there were 23 sales in Central Maui for a median $420,715.
The area with the highest median was Wailea/Makena, where there were two sales for a combined $16 million, or a median of $8 million. A year earlier there were two sales for a median $1.8 million in the area.
The lowest median in the association’s report last month was for one home that sold for $190,000 on Lanai, which the association counts in its data covering all of Maui County.
The median is a point at which half the sales were at a higher price and half at a lower price.
For condominiums the median price for units sold on Maui last month rose 5 percent to $442,500 from $420,000 a year earlier. The number of sales slipped 4 percent to 122 from 127.
Most condo sales were concentrated in Kihei, where there were 38 sales for a median $332,500 last month. A year earlier there were 45 sales in Kihei for a median $286,000.
The area with the highest condo median was Kaanapali at $1.5 million, based on 17 sales. A year earlier there were 24 sales for a median $776,950 in the same area.
Molokai registered the lowest median at $105,000 based on three sales last month. That compared with no sales a year earlier.
