Oahu single-family home and condominium sales continued to be strong in February, experts say.
Sales for single-family homes increased 19.4 percent compared with February 2015, and jumped 11.7 percent for condos over the same period last year, according to statistics released today by the Honolulu Board of Realtors.
“February continued the trend of strong single-family and condominium sales,” said Kalama Kim, president of the Honolulu Board of Realtors. “The fact that we had double-digit sales growth in both categories shows that demand remains strong for housing of all types and price points.”
“The central plain, metro Honolulu, and Hawaii Kai areas saw strong growth in single-family home sales, while condos sold best in the Ewa plain, metro Honolulu, and Pearl City,” Kim said.
Additionally, there was an uptick in new listings for single-family homes and condos, which was an encouraging sign, Kim said.
New listings jumped 8.4 percent for single-family homes, of which there were 414 listings in February, and 1.9 percent for condos, which had 605 listings the same month, compared with February 2015.
In total, 240 single-family homes and 340 condos were sold in February.
The median sales price was $700,000 for single-family homes and $378,444 for condos. It was the sixth consecutive month that the single-family home median price was $700,000 or more. The median price record of $733,500 was set in January.
The University of Hawaii Economic Research Organization forecast last year that Oahu’s median single-family home sale price would top $770,000 in 2016.
Ali Ban, a Realtor with Locations, said an inventory shortage and low interest rates are pushing prices up in many neighborhoods. Last month she listed a Salt Lake condo for sale and received an offer over the asking price on the first day without the potential buyer even looking at the property.
“It’s that crazy,” she said, adding that the buyer was tired of putting in offers and getting beat out. Several other offers were also over the asking price.
Ban advised buyers to work closely with an agent who can respond quickly to new listings and communicate well with the sellers’ agents.
Sales of houses and condos typically are at their lowest in January and February; some Realtors speculate that people are otherwise busy during the holidays. That was true again for February 2016, with a total of 564 sales, the lowest for any month in the previous year.
In February 2015 491 homes and condos were sold.
