Fewer homes were sold on Maui in September, while median prices rose for single-family houses and fell for condominiums, according to a Realtors Association of Maui report.
The number of sales fell 16 percent to 82 last month from 97 a year earlier for single-family homes, and fell 11 percent for condos to 98 from 110, the report released Friday said.
For single-family homes the drop in sales was concentrated in the most active segment of Maui’s market, Central Maui, where volume dropped to 20 sales last month from 36 a year earlier. In Central Maui the median sale price was $527,438 in September compared with $504,750 in the same month last year.
The median price gain in Central Maui helped push the median for the whole island up 16 percent to $667,500 last month from $573,300 a year earlier. Other influences included having no sales on Molokai (part of Maui County that is included in the report) last month compared with three sales for a median $110,000 a year ago, and having two sales in the Maui Meadows community for a median $1.1 million last month compared with no sales a year ago.
For condos the median sale price slipped 6 percent to $377,000 last month from $399,500 a year earlier. Much of the negative pull came from sales in Kihei where there were 43 sales for a median $340,000 last month compared with 31 sales for a median $370,000 a year ago.
