With the costs of senior living communities through the roof and with more than 10,000 baby boomers turning 65 every day nationwide, families are scrambling for sensible ways to cope with the needs of aging parents.
Adult children who take in an elderly parent appreciate that it is nearly impossible to have much privacy or alone time. Now, a Hawaii Kai condo developer has come up with a creative solution to this dilemma by offering two separate residences all within a single condominium. More than 50 percent of the condos at Hawaii Kai’s Hale Ka Lae are tailor-made specifically for multigenerational living. These “flex units” offer the built-in option to lock off a separate master bedroom and bath.
“What separates Hale Ka Lae from other condominiums is we have introduced multigenerational floor-plans, which give residents an option to make two separate homes out of one,” said June Freundschuh, Hale Ka Lae’s residential sales manager.
Main entrances open into a foyer where a shared washer/dryer/laundry area is located. From the foyer, the floor-plan then innovatively splits into two separate entries to the two independent sides of the unit, or suites — one door opens to the master bedroom suite with wet bar and one bathroom, and the other side opens to a suite with one (or two) bedrooms, one bath, a kitchen and living area. Each side even has its own suite number, mailbox, and parking space.
This unique multigenerational living arrangement is a practical alternative to senior living communities — allowing adult children the option of caring for parents without having to sacrifice their own privacy.
“We sold a Hale Ka Lae unit to a senior client and think it’s a great project,” said Kay Mukaigawa, president and principal broker at Engel & Volkers Honolulu, who added she has visited the project several times and even taken her company to tour it.
The lock-off unit may also allow a senior owner the option of having a live-in caregiver or senior companion.
Multigenerational units also appeal to millennials who are used to cohabitating with their parents or with roommates, or to anyone looking to rent out the other side to offset their mortgage.
Since Hale Ka Lae was converted to condos in early 2019, more than $1.3 million was spent to upgrade the impressive list of building amenities for the 2020 relaunch of the project, including a swimming pool and hot tub, barbecue areas, covered cabanas, fitness center, a pet spa grooming center, club room, business center, movie theater, high-speed internet in common areas, and plenty of guest parking. This month’s relaunch also includes discounted prices, and commission increases for cooperating brokers for a limited time.
Prices for one, two, three, and four-bedroom units range from $495,000 to $870,000. Brokers are encouraged to call and register their clients and be present at the contract signing.
Pet friendly, Hale Ka Lae is conveniently located in Hawaii Kai, and features ocean, Koko Head, marina, Diamond Head, and mountain views. Hale Ka Lae is a short walk from Safeway, Longs, the Oahu Club, Costco, multiple restaurants, and the post office, and near East Oahu’s many beaches and attractions.
