Sales of homes on Kauai and Hawaii island were mostly up in November, but the absence of much demand for luxury properties appeared to keep median prices mostly down from last year, according to a report released Monday.

On Hawaii island the number of single-family home sales rose 18 percent to 129 last month from 109 a year earlier, the report from Hawaii Information Service said. The median price slipped 4 percent to $250,000 from $260,000 in the same period.
The bulk of Big Island homes sold last month was in the rural Puna region, where 39 homes sold for a median $135,000. That compared with a year earlier when 26 Puna homes sold for a median $138,868.
The priciest homes on the island sold in North Kohala, which saw 32 sales last month for a median $387,000 compared with the same number of sales for a median $408,000 a year earlier.
Condominium sales on the Big Island were up, rising about 21 percent to 35 last month from 29 a year earlier. The median price sank 38 percent to $179,000 from $288,000 in the same period a year ago.
Most condo sales on the island in November occurred in North Kona, where 17 units sold for a median $179,000. That compared with 18 sales for a median $217,500 in the same month last year.
The priciest condos were sold in South Kohala where there were 12 sales for a median $387,500 last month, compared with nine sales for a median $470,000 a year earlier.
On Kauai the single-family home market moved against the general trend, with a modest gain in the median price influenced by higher-end properties.
Single-family home sales rose by three homes, or about 8 percent, to 43 in November from 40 a year earlier. The median price was up 5 percent to $475,000 from $452,500 in the same period.
The rise in the median price was led by 14 sales in the Koloa region for a median $497,500 last month, compared with 12 sales for a median $395,000 a year earlier. In the Kawaihau region, another area on the Garden Isle with resort homes, there were 13 sales for a median $475,000 last month compared with 11 sales for a median $410,000 a year earlier.
At the high end there were nine sales in the Hanalei area for a median $760,000 last month compared with 11 sales for a median $725,000 a year earlier.
Kauai’s condo market had 21 sales last month, which was even with volume a year earlier. The median price fell 34 percent to $215,000 from $325,000 in the same period.
The most dramatic change in this piece of the market was in the Koloa region, which includes Poipu Beach Resort, where nine condos sold for a median $210,000 last month. A year earlier there were six sales for a median $1.6 million.
