Honolulu-based developer Alexander & Baldwin Inc. is soliciting buyers for agriculture-zoned lots on Kauai intended for residential and farming use.
A&B announced Wednesday that it is taking sales reservations for 24 lots at the project called Brydeswood Ranch in Kalaheo.
Lots range in size from 4 to 17 acres. Prices range from $600,000 to $1.9 million.
A&B said Kauai farmers will have the first opportunity to buy 13 of the 24 lots for an exclusive 120-day period.
The land is zoned for "agricultural open space," which according to A&B allows a variety of uses including farming, raising animals, cultivating plants including flowers and trees — along with associated "country residences."
However, the company in presentations with stock analysts has described its Brydeswood development as targeted for residential use.
Paul Hallin, executive vice president of development for subsidiary A&B Properties, said in a call with analysts in April that the 352-acre parcel presently leased to cattle ranchers has spectacular views suitable for estate homes.
"This is some beautiful historic land … and we’ve broken this into about 12-acre parcels (on average)," he said according to a transcript. "This appeals both to the local residents who can put multiple homes on those 12 acres, anywhere from three to five in this situation, and also to the mainland buyer looking for a large estate home. … We anticipate the estate homes will be towards the top, and down in the bottom will be the multiple homes by local residents or they can also use for grazing of cattle or horses."
A&B obtained county subdivision approval for Brydeswood last year.
Reservations will be accepted starting today by Sleeping Giant Sotheby’s International Realty.
Brydeswood Ranch is named after the family estate of Duncan McBryde, an agricultural pioneer who emigrated from Scotland in the mid-1800s and built a family home and cattle ranch on Kauai. The Brydeswood site was once planted in sugarcane and later a macadamia nut farm.
