Maui home prices rose last month on sale volume that was up for single-family houses and down for condominiums, according to data released Sunday by the Realtors Association of Maui.
The median price for single-family houses sold in April rose 24 percent to $583,000 from $470,000 in the same month last year.
The gain was driven in part by luxury residences at resorts such as two homes built within the last three years in the Papaanui Makena subdivision that sold last month for $5.9 million and $6.9 million.
Maui’s primary population center, Central Maui, also contributed to the gain with 26 sales for a median $429,973 last month compared with 27 sales for a median $380,000 a year earlier.
There were 84 single-family houses sold on the island last month, up 6 percent from 79 sales a year earlier.
In Maui’s condo market the number of sales declined 6 percent to 136 units last month from 144 units a year earlier. The median condo sale price rose 9 percent to $403,500 from $370,000.
The Realtors Association of Maui data includes new and previously owned homes, the mix of which can affect median prices along with the quality, size and location of homes sold.
