The developer of Ward Village plans to open its latest shopping and dining concept — known as South Shore Market — with 17 merchants in November.

The Howard Hughes Corp. said Wednesday it has 11 tenants signed up for the 25,125-square-foot urban market, which will feature public spaces and art displays beneath T.J. Maxx.
“The addition of South Shore Market to Ward Village furthers our overall transformation into a neighborhood that offers an amazing experience for every aspect of your lifestyle,” said Todd Apo, vice president of community development for Hughes Corp., in a news release. “South Shore Market puts an amazing group of creative and unique retailers into a space that goes beyond traditional shopping by offering a forward-thinking, innovative gathering place for the entire community.”
Apo did not respond to questions about rental rates or how much the Hughes Corp. has invested to redevelop the space formerly designated for Hawaii’s first Whole Foods Market.
Hughes Corp. is offering space to some existing tenants across the street at Ward Centre and Ward Warehouse to make way for several condominium towers as part of a massive redevelopment of Kakaako that could include up to 4,000 residences and more than 1 million square feet of retail space.
“What appealed to us was really the critical mass that’s here now in terms of the residential population. There’s such density here,” said Roger Wall, vice chairman of the Sullivan Family of Cos., which also owns the Foodland Super Market chain. Wall will be opening a coffee shop and a high-end convenience store at the market. “There’s so many people working and living in this area. The time is right now I think for the whole Ward Village area.”
Ward Warehouse tenants have been informed that demolition will begin in July 2017. Five of the 11 businesses with signed leases at South Shore Market currently operate at Ward Warehouse.
South Shore Market, inspired by New York’s Chelsea Market and California’s Anaheim Packing District, which have large communal tables and interactive art displays, will focus on local entrepreneurs and artsy businesses that fit with the 60-acre master planned community.
“Having a lot of local vendors and boutiques makes a really strong concentration of stores in this area that is really nowhere else,” said Flotsam owner and jewelry maker Karen Sawicki, who will relocate her Ward Warehouse jewelry store to the new location. “It seems like (there’s) a lot of local designers and kind of like fresh ideas.”
