Prices for residential real estate on Maui were higher in February, but sale volume was mixed between single-family houses and condominiums, the Realtors Association of Maui reported Friday.

The trade group said there were 63 single-family homes sold last month, down 9 percent from 69 sales in the same month last year. The median price was $672,575, up 13 percent from $595,000 in the same period.

Most of the single-family home sales took place in Central Maui, where there were 23 sales for a median $570,000 last month compared with 23 sales for a median $517,500 a year earlier. In Kihei there were 13 sales for a median $765,000 last month compared with 14 sales for a median $563,750 a year earlier.

Condo sales on Maui rose 9 percent to 113 in February from 104 a year earlier. The median price rose 8 percent to $465,000 from $431,950.

More million-dollar condo sales in the Wailea-Makena resort area helped drive the median price higher. There were 18 sales for a median $1.7 million last month in this area, compared with nine sales for a median $1.2 million a year earlier. In the midsection of the condo market in Kihei, there were 45 sales for a median $403,900 last month compared with 31 sales for a median $420,000 a year earlier.
