Housing markets on Hawaii island and Kauai generated higher median prices for sales last month that included an $11.5 million deal for a mansion built for TV producer Steven Bochco, whose shows included “NYPD Blue” and “Doogie Howser, M.D.”
Of the two neighbor island markets, the Big Island had increases in both prices and sale volume, while prices were up but sale volume was down on Kauai, according to data compiled by Hawaii Information Service for the Hawaii Island Realtors and Kauai Board of Realtors trade associations.
The biggest change in the two markets happened in Hawaii island’s condominium market, where the median sale price surged 34 percent to $368,000 in March from $275,000 in the same month last year.
Sales in South Kohala were largely behind the jump. There were 27 sales for a median $550,000 in that part of the market last month compared with 26 sales for a median $435,000 a year earlier.
Overall, there were 79 condo sales on the Big Island last month, up from 75 a year earlier.
In Hawaii island’s single-family house market, there were 232 sales last month, up 13 percent from 205 a year earlier.
One of the sales last month was Bochco’s house, a 6,300-square-foot complex on 2 acres at Mauna Kea Resort. Eileen Lacerte of Hawaii Beach and Golf Properties, the broker for the seller, said it was the priciest sale on the island this year.
The median price for all single-family home sales on Hawaii island in March was $382,500. That was up 25 percent from $305,000 in the same month last year.
On Kauai, single-family homes sold for a median $675,000 last month, up 4 percent from $652,000 a year earlier. The number of sales dropped 25 percent to 41 last month from 55 a year earlier.
Condos on Kauai sold for a median $425,000 last month, up 20 percent from $355,000 a year earlier. There were
31 Kauai condo sales last month, down 16 percent from 37 a year earlier.
