Neighbor island housing markets were mainly positive last month with mostly higher sale volume and prices on Hawaii island, Maui County and Kauai, according to data from local real estate agent trade associations.
The biggest gain was a
49 percent jump in the number of condominiums sold in Maui County, where
174 sales in April compared with 117 in the same month last year as reported by the Realtors Association of Maui, which includes sales on Molokai and Lanai.
The median sale price for Maui County condos edged up 4 percent to $508,513 last month from $490,000 a year earlier.
In Maui County’s single-family home market, the number of sales slipped
7 percent to 91 last month from 98 a year earlier. The median price, however, was up 8 percent to $725,000 from $673,000.
The median price is a point at which half the sales were at a higher price and half at a lower price. This measure can be swayed by the size, quality, age and location of homes sold, especially with relatively few sales. Furthermore, the three neighbor island real estate agent trade associations include sales of new homes in their data, unlike Oahu, where only resales are counted.
Much like Maui, Hawaii island had a spike in the number of condo sales. There were 90 sales in April, up 29 percent from 70 sales in the same month last year, according to Hawaii Island Realtors data provided by Hawaii Information Service.
The median price for Big Island condos rose 19 percent to $372,500 from $313,750 in the same period.
In the Big Island’s single-family home market,
the median price jumped
21 percent to $409,500 last month from $337,500 a year earlier. However, the number of sales decreased
11 percent to 194 from
218 in the same period.
On Kauai, condo sale
volume rose 20 percent to 42 last month from 35 a year earlier, and the median price rose 8 percent to $463,500 from $430,000, according to Kauai Board of Realtors data provided by Hawaii Information Service.
Kauai single-family home sales increased by 15 percent to 39 last month from 34 a year earlier while the median price slipped less than 1 percent to $640,000 from $641,000.
