Big and small moves both up and down permeated Maui’s housing market in July, according to data from the Realtors Association of Maui.
The big moves occurred in sale volumes, with a decrease for single-family homes and an increase for condominiums.
The drop for single-family home transactions was 26% to 84 sales in July from 114 in the same month last year.
Condo sales rose 15% to 159 last month from 138 a year earlier.
Median prices, however, budged only a bit in the form of an uptick for single-family homes and a dip for condos.
Single-family homes sold for a median $794,500 last month, up 4% from $764,500 a year earlier.
Condos sold for a median $493,000 last month, down 4% from $513,163 a year earlier.
The median price is a point at which half the sales were at a higher price and half at a lower price. The age, size, quality, location and other home features can influence this measure.
Maui’s trade association for real estate agents counts both new and previously owned homes in its sales report.
